Responsibility for Repairs

The rent you pay includes a contribution towards the cost of repairing and maintaining your home.   Your tenancy agreement sets out exactly what we will look after.

Our Responsiblity

  • Structural items (e.g. stonework)
  • Weather proofing (roofs, windows, doors)
  • Rainwater drainage
  • Soil or waste drainage
  • Gas, electricity and water supply
  • Fixed heating appliances (e.g. gas boilers, gas fires), provided by the Association
  • Sanitary ware renewal
  • Common property (e.g. play equipment, clothes poles, door entry systems)
  • TV aerials - TV aerials are common for each close (in flats) and group of terraced houses
  • Fixtures/fittings provided by the Association (e.g.handles, catches etc. requiring replacement through wear and tear)
  • Glass breakage due to malicious damage by others

Your Responsibility

  • Glass breakage other than due to fair wear and tear or malicious damage by others
  • Renewal of sink plugs, electric plugs, light bulbs and tubes
  • Replacement door keys
  • Damage done by you, your family or visitors
  • Your own appliances and fittings (e.g. decorative fire and surround)

If you ask us, we may carry out this work for you, billing you for the service.   Legal action can be brought against you for non-payment of repair bills.
